GK Engineers provided full MEP design for Goree Architects on US Fertility’s buildout of two shell suites in a Shenandoah medical office building into a single 3,377 SF fertility clinic. The program includes exam and treatment rooms, procedure support, a medical gas tank room and staff space.

Ceiling fan coil units with rooftop condensing units cool the clinic, kept within 75 feet of refrigerant run and coordinated with the building owner and roofer. The gas tank room got its own exhaust and intake louver, a 50-gallon electric water heater with recirculation serves exam sinks and procedure areas, and lighting came in 52 percent under the energy code allowance.

The permit set went out in May 2024. GK cleared the city’s mechanical comments, issued a revision and addendum in September to resolve below-slab conflicts and restroom changes, and closed out construction administration in November 2024.
