GK Engineers provided full MEP design services for this 1.5 million sq. ft. industrial warehouse complex, which comprises four buildings ranging in size from 125,000 to 850,000 sq. ft. Each facility was designed to support high-pile storage, forklift traffic, and large-volume goods handling, while prioritizing cost-effective comfort, safety, and energy efficiency.

The mechanical design consisted of a forced-air ventilation system that delivers code-compliant outdoor air changes to maintain indoor air quality without full conditioning. Ventilation louvers were selected for hurricane impact ratings and wind-driven rain resistance to ensure durability and reduce moisture intrusion under extreme weather conditions. Each warehouse was designed to balance airflow efficiency and occupant comfort for operations personnel.

Electrical systems for the buildings included 480V, 3-phase, 4-wire services ranging from 1600 to 3000 amps, along with associated transformers and distribution gear. High bay LED lighting was installed to provide broad, uniform coverage for the expansive warehouse spaces. GK Engineers performed full photometric analysis and collaborated closely with the owner and architect to select an energy-efficient and cost-effective lighting package. All site lighting—interior and exterior—utilized LED fixtures and was designed to exceed energy code requirements by 30%. A short circuit analysis was performed across all buildings to reduce the risk of arc faults, prevent unnecessary breaker trips, and improve system resilience.

The plumbing design included fire water entry systems and dedicated fire pump rooms for each building, supporting code-compliant sprinkler coverage throughout. Roof drainage systems were designed with a combination of gutters and downspouts tied into the site’s underground storm infrastructure to manage rainfall efficiently and prevent water accumulation on the roof structures.
