GK Engineers’ scope included the design of all new mechanical, electrical, plumbing, and fire protection systems to support the building’s operational needs and align with energy efficiency standards and modern performance requirements.

The mechanical systems were designed to deliver efficient, reliable comfort throughout the facility’s diverse spaces. The HVAC system provides a total of approximately 75.4 tons of cooling capacity, with 48.7 tons supplied by ground-mounted equipment and 26.7 tons through split DX systems. This configuration allows for responsive zoning and capacity adjustment based on occupancy and use, maintaining optimal performance and comfort across offices, display areas, and the warehouse. Equipment selections were made to meet or exceed IECC 2021 standards, featuring electronically commutated motors (ECMs), modulating gas heat, and airside economizers for enhanced part-load efficiency. Dedicated Outside Air Systems (DOAS) with energy recovery ventilators (ERVs) were incorporated to provide fresh air while reducing energy loss. Mini-split systems with high SEER ratings serve smaller zones, offering precise temperature control. MERV-13 filtration was specified to maintain superior indoor air quality and protect occupants from airborne particulates associated with vehicle operations.

The electrical system was designed around a 277/480V, 3-phase, 800A main service to meet the building’s load requirements, including HVAC systems, lighting, and specialized equipment. Power distribution was developed in coordination with the mechanical and lighting systems to optimize efficiency and allow for future scalability. Energy-efficient LED lighting was specified throughout the facility, operating at approximately 0.50 W/SF—significantly below IECC 2021 code allowances.

A wireless lighting control system integrates daylight harvesting, occupancy sensors, and time-of-day scheduling to reduce energy consumption. Exterior and façade lighting enhance visibility and security, with photocells and bi-level motion sensors providing automatic adjustment based on site activity. Variable frequency drives (VFDs) were included on fans and pumps to further reduce electrical demand and extend equipment life.

The plumbing systems were designed to ensure reliability, safety, and environmental protection. Domestic water service was extended into the building, with branch distribution provided to all fixtures. Hot water is supplied through a central system utilizing a high-efficiency natural gas water heater with a recirculation loop controlled by a programmable timer to minimize energy use during off-peak hours. Water-conserving fixtures, including low-flow faucets, dual-flush toilets, and ultra-low-flow urinals, were specified to reduce potable water demand. A 2,000-gallon sand/oil interceptor was included in the design to capture hydrocarbons and other contaminants prior to discharge, protecting the municipal sewer system. Plumbing materials and sealants were selected for durability, low emissions, and long service life to reduce maintenance needs and environmental impact.

Through coordinated system design and attention to performance, GK Engineers delivered a comprehensive MEP solution that supports Winward Racing’s operational efficiency, sustainability goals, and high-performance standards. The facility’s integrated approach to mechanical, electrical, and plumbing systems establishes a robust foundation for both current functionality and future adaptability.
